New homes sold for less per square foot than existing homes in July

Zillow data show the gap flipped from a usual premium, with new homes pricing at $205 per sq. ft. versus $212 for existing homes in July 2026.

HousingWire, citing Zillow data, reports that new homes sold for $205 per square foot in July 2026, below the $212 median for existing homes nationwide.

The outlet says the typical pattern of new construction costing more than resales held for most of 2018 through 2024, including a premium that peaked at an additional $25 per square foot in November 2022.

However, Zillow found that the trend reversed over the past 19 months, with new homes selling at a discount for 17 months.

HousingWire adds that the steepest discount so far came in June 2026, when new homes were priced $12 per square foot below existing homes.
