Ranch buyers are urged to distinguish deeded from non-deeded acres

A typical listing can bundle total acres with a smaller deeded acreage figure, underscoring what buyers legally own versus what they only have rights to use.

LandThink says listings for ranches in the American West often present acreage as a combination of deeded and non-deeded, or lease, acres, which can create confusion for buyers.

In one example cited, a property listing may show 20,000 total acres and 12,000 deeded acres, highlighting the difference between the overall acreage number and the portion tied to legal ownership.

According to LandThink, deeded acres are land the buyer owns in fee simple, with legal title recorded in the owner’s name, while non-deeded acres provide rights to use rather than the same level of ownership.

The outlet adds that understanding these legal and financial distinctions matters because what buyers own versus what they merely can use can affect the property’s value, financing potential, and long-term utility.
