Receiver appointed for 455-unit X Denver apartments near Coors Field

The lender, Mack Real Estate Group, sought the receivership after developers defaulted on a $170M loan tied to the 3000 and 3100 Inca St. property.

X Denver, a 455-unit apartment building near Coors Field at 3000 and 3100 Inca St. in Denver, has entered receivership, one month after its lender requested a court-appointed receiver, according to Bisnow.

Bisnow reports that New York-based Mack Real Estate Group asked a court to appoint Trigild IVL LLC as receiver after the developers defaulted on a $170M loan tied to the property, and Denver District Court Judge Heidi Kutcher approved the request and appointed Trigild on Friday.

As receiver, Trigild will manage the building, and it may sell the property if Mack Real Estate Group approves, Bisnow said. Bisnow also reports that the developers built the property in 2021 through Chicago-based The X Co., and X Denver representatives did not appear in court and did not respond to the lender’s complaint.

Bisnow further states that X Denver representatives have three business days to provide Trigild access to the building and necessary documents.
