Limited Exposure Coming Soon option aims to boost home inventory
Redfin estimates the seller-controlled listing option could increase housing inventory by 6.0% to 12.0%.
Redfin News says the company’s real estate listings platform, through CRMLS, is introducing a Limited Exposure Coming Soon option that lets sellers market a home inside the MLS before it is broadly syndicated across the internet.
With the option, other agents can still see the listing in the MLS and the listing agent can display the home on their own website, but the seller controls the distribution and timing of wider public exposure.
Redfin frames the change as a way to help homeowners who are interested in selling but not fully committed, allowing them to gauge buyer interest and test pricing before making a full public launch that can drive days on market and leave a longer listing history.
Redfin estimates that allowing sellers to test the waters with more flexible listing options could increase inventory by 6.0% to 12.0%, and it also cites that 83% of prospective sellers say they are interested in options with more flexibility.
