Samara debuts Locale infill homes in California counties
The first Locale project in Healdsburg will feature two homes, each paired with an ADU, and Samara expects many sites to use SB 1123 approvals.
Samara, a California builder known for its Backyard ADU product, has launched Locale by Samara, a small-scale single-family infill platform targeting Sonoma, San Mateo, Santa Clara and Los Angeles counties, HousingWire reported.
Locale projects are designed as clusters of detached homes in existing neighborhoods, typically between two and 10 units and tailored to the surrounding streetscape. Samara said the homes will be precision-built with higher-end materials for families and remote or hybrid workers.
The first Locale project is planned for Healdsburg, with two homes, and each home will include an ADU. Samara said many Locale developments are expected to use California’s Starter Home Revitalization Act, SB 1123, which streamlines approvals for eligible parcels to be subdivided for up to 10 small-footprint homes.
HousingWire noted that California jurisdictions face pressure to meet state housing targets, especially in job-rich coastal counties. Santa Clara County, with 1.9 million residents, needs more than 100,000 additional homes by 2031, while Samara said fewer than 4,000 homes were built there in 2024, including less than 400 detached single-family units.
