Hodgson Russ renews 19,900 sf lease at 605 Third Avenue
The 10-year renewal adds to a string of deals at the 44-story tower, where rents in activity since April have reached up to $120 per square foot.
Hodgson Russ has renewed its 19,900-square-foot lease on the 23rd floor of Fisher Brothers and 605 Third Avenue, with the renewal completed in June, Commercial Observer reports.
The firm’s 10-year renewal was negotiated by Newmark’s Brian Cohen and Kyle Ciminelli. Fisher Brothers said several deals inked in the building since April have secured rents up to $120 per square foot, though exact prices were not disclosed.
Commercial Observer also notes that other tenants have expanded in June, including Coalesce Capital, which renewed and expanded across 16,900 square feet on the 36th floor for the next five years, and Lionheart Strategic Management, which took an additional 6,400 square feet on the 16th floor for 10 years.
Retail demand remained active as well, with Starbucks signing a 10-year renewal for 1,800 square feet in July, and a 130,000-square-foot block of availability remaining across the fourth, fifth, and sixth floors. CBRE is marketing the remaining space, and Commercial Observer reports that spokespeople did not immediately respond to requests for comment.
