Ryan Specialty and Solil Management sign leases at SL Green’s 1185 6th

Ryan Specialty is taking 29,166 square feet on the 38th floor under a 10-year renewal and expansion, while Solil Management takes 27,508 square feet on the 10th floor under a five-and-a-half-year lease.

Commercial Observer reports that international specialty insurance firm Ryan Specialty signed a 10-year renewal and expansion lease at SL Green Realty’s 1185 Avenue of the Americas in Midtown Manhattan, taking 29,166 square feet across the building’s entire 38th floor. The company will relocate within the building from part of the 23rd floor, where it previously occupied 12,803 square feet.

The outlet notes the asking rent was not disclosed. For context, Commercial Observer cites Colliers data showing the average asking rent for Midtown office space was $84.99 per square foot during the second quarter of 2026.

Separately, property management company Solil Management signed a new five-and-a-half-year lease at the same property, taking 27,508 square feet on the building’s entire 10th floor.

SL Green said the deals strengthen tenant demand for well-located, high-quality office space in Midtown Manhattan, and highlighted other tenants at 1185 Avenue of the Americas including Hess and the law firm Groombridge, Wu, Baughman & Stone.
