Talonvest secures $57.7M financing for seven Florida self-storage sites
The non-recourse loan includes interest-only payments during a two-year initial term, plus an 18-month cash management holiday, and it offers three one-year extension options.
Talonvest Capital arranged $57.7 million in financing for seven self-storage properties in Florida on behalf of HPI Real Estate Services & Investments, according to ConnectCRE.
The portfolio includes institutional-quality, Class A facilities that HPI developed and acquired between 2021 and 2024. The sites span locations across Florida and total 4,598 units and 486,769 net rentable square feet.
The financing was structured as a non-recourse debt fund loan with a two-year initial term and three one-year extension options. Talonvest also secured interest-only payments throughout the initial term.
The deal further includes a prepayment structure with no exit fee and an 18-month cash management holiday, aimed at providing flexibility during the lease-up and stabilization period, with Eric Snyder, Kim Bishop, Carson Kurland, and Lauren Maehler listed among the Talonvest team members who arranged the financing.
