Senior housing wealth hits record as home values rise in Q1 2026
Housing wealth among Americans 62 and older climbed to $14.92 trillion in Q1 2026, up $314.8 billion quarter over quarter as mortgage debt grew only 0.4%.
Housing wealth among homeowners age 62 and older rebounded to a record $14.92 trillion in the first quarter of 2026, up 1.8% from the prior quarter, according to the NRMLA-RiskSpan Reverse Mortgage Market Index, cited by HousingWire.
The quarterly gain was driven by rising home values, with senior mortgage debt increasing more modestly, up 0.4%, as the index shows the improvement was supported by lower mortgage rates.
RiskSpan said mortgage rates fell to their lowest levels since 2022, and that improved affordability appears to have supported higher home values for older homeowners while slowing mortgage debt growth versus the previous two quarters.
NRMLA President Steve Irwin said the rebound is encouraging for older homeowners and highlights how home equity supports retirement security, with senior home equity reaching another record level.
