Legora signs 10-year lease for full 11th floor at SL Green’s 11 Madison

Legora, an AI workspace company focused on the legal profession, has signed a new 10-year lease for 98,420 square feet, taking the entire 11th floor at SL Green Realty’s 11 Madison Avenue in Manhattan, Commercial Observer reported.

SL Green said the lease brings 11 Madison Avenue to 100 percent occupancy. The outlet also noted Legora opened its New York City headquarters last year at 838 Broadway, taking 27,238 square feet there.

Commercial Observer reported that the asking rent for 11 Madison Avenue was $90 per square foot as recently as March, though the deal’s specific rent terms were unclear in the coverage. SL Green was represented by Newmark, while JLL represented Legora, according to the article.

The report said SL Green has booked about 1.5 million square feet of office leases at the company so far in 2026, and its Manhattan office portfolio has a leasing pipeline of more than 900,000 square feet. SL Green executive Steven Durels called the lease further evidence of incremental demand from AI and technology tenants.
