Carlyle and Haussmann file plans for 99-unit Brooklyn apartment complex

Carlyle Group and Haussmann Development have filed plans with the New York City Department of Buildings for a new 12-story mixed-use apartment complex at 566 Grand Avenue in Brooklyn’s Crown Heights neighborhood, Commercial Observer reports.

If approved, the project would include 99 Class A apartments plus ground-floor retail. The filing outlines a layout with 10 apartments on the second floor, 11 units each on floors three through nine, and four apartments each on the top floors, 10 through 12.

The developers also plan amenities including a pet spa, tenant theater, game room, children’s playroom, coworking space, a gym, and an outdoor lounge. The article says it is unclear whether the project would use NYC’s 485-x tax abatement program.

Commercial Observer notes the 99-unit plan suggests 485-x could be in play, since the program includes higher construction wage requirements for buildings with 100 or more units, while projects with 99 or fewer units are not subject to those wage requirements. The piece also points to additional nearby housing proposals in Crown Heights, including an 18-story, 250-unit project at 1550 Bedford Avenue and an MTA-backed 300-unit development at 1119 Pacific Street.
