June new home sales rise from May but fall from last year
June new home sales totaled a 628,000 annual pace, while the median price dropped to $398,300, the lowest since July 2025.
HousingWire reports that U.S. Census Bureau data put June new home sales at a seasonally adjusted annual rate of 628,000. That level was up 1.6% versus May, but down 5.6% compared with June 2025.
The report said the median sales price of new houses fell to $398,300 in June, down 3.3% from May’s $412,000 and 2.7% lower than the June 2025 median of $409,200. HousingWire added that the market also carried 9.3 months of supply.
HousingWire noted that builders have relied on price discounts and incentives in a persistently high mortgage rate environment. It also said First American Deputy Chief Economist Odeta Kushi pointed to builders constructing smaller, lower-priced homes as affordability constraints persist.
According to HousingWire, more than half of June sales were below $400,000, up from 47% a year earlier, and nearly one quarter were below $300,000 versus 16% last June. National Association of Home Builders chief economist Robert Dietz said the below-$300,000 price point typically requires lower development and construction costs, including lower state and local regulatory costs.
