New home sales rise in June, but remain below a year ago

Sales of new single-family homes reached a 628,000 annual pace in June, while the median price fell to $398,300.

New home sales rebounded modestly in June, with activity recovering some of the prior month’s decline but still lagging last year, according to Census Bureau and HUD data cited by Mortgage News Daily.

The seasonally adjusted annual rate for new single-family home sales rose to 628,000, up 1.6% from May, but down 5.6% versus one year earlier. Inventory edged lower, with the number of new homes for sale slipping to 485,000.

At the current sales pace, the market had a 9.3-month supply of new homes, down from 9.4 months in May but up from 9.0 months a year earlier. Mortgage News Daily also noted that home prices declined in June.

The median sales price fell to $398,300, down 3.3% from May and 2.7% below a year ago, while the average sales price dropped to $475,400, down 9.5% from May and 6.5% below June 2025. Mortgage News Daily said the data can reflect differences such as builders selling smaller homes, and described the broader demand picture as subdued despite signs of stabilization after May.
