Mortgage rates edge higher, rate index hits 11-month high

The average top tier 30-year fixed rate rose 0.02% to 6.77%, the highest since July 28, 2025, as fuel-driven inflation expectations weighed on bonds.

Mortgage News Daily said mortgage rates ticked up, with the average top tier 30-year fixed rate rising 0.02% from the prior day. That lifted the outlet's mortgage rate index to 6.77%, the highest level since July 28, 2025.

The higher rates come as mortgage rates, which are driven by the bond market, remain under pressure. Mortgage News Daily cited a renewed surge in fuel prices, along with added uncertainty related to the Iran war, both of which are increasing inflation expectations that weigh on bonds.

The outlet said last week's inflation reports provided some relief, but markets have been adjusting to the fact that that data covered June, which it described as the best month for lower fuel prices since the start of the Iran war. It added that July has moved in the opposite direction, with gas futures jumping back up to their highest levels of the year as of the morning of its update.
