In the summer of 2023, Greatland Realty Partners and Barings bought an approximately 515,000-square-foot office campus at 275 Grove Street in Newton, Massachusetts, for $117.5 million, after the property last traded three years earlier for $235 million, Commercial Observer reports. The building was almost 40% vacant for the first time in its 25-year history, and the market was skeptical of its prospects.
Commercial Observer says the owners’ turnaround was driven by strategy-led reinvestment focused on shared amenities and common spaces, rather than a cosmetic refresh or a full gut renovation. The article also notes the site was developed in 2000 from a former warehouse and had been the top suburban office complex in Newton before plans to convert it to laboratory space under a prior owner.
According to the publication, when the lab market softened in 2022, the owner pivoted to a motivated sale that attracted Greatland and Barings. Less than two years later, Global Partners LP acquired an equity interest in the building and signed a long-term lease for 125,000 square feet, with common area utilization described as having been transformed.
Commercial Observer links the investment thesis to broader office demand trends, citing 48 million square feet of positive net absorption for prime buildings nationally from 2020 to 2024, while the rest of the office market lost 170 million square feet of occupancy.
