Newport waterfront resort lists for $55M with hotel conversion approval
The 5.27-acre Wellington Resort has zoning approval to be converted from a timeshare into 152 one-bedroom hotel units, after its last timeshare agreements were dissolved in 2021.
A waterfront resort in Newport, Rhode Island, the Wellington Resort, has been listed for sale for $55 million by Gustave White Sotheby’s International Realty, according to ConnectCRE. The property is located at 551 Thames St., at the intersection of Thames Street and Wellington Avenue. ConnectCRE says the resort includes 52 two-bedroom suites across four buildings and sits on 5.27 acres. The Newport zoning board has approved converting the resort into 152 traditional one-bedroom hotel units. The resort was built in 1985 and previously operated as a timeshare until the last timeshare agreements were dissolved in 2021. ConnectCRE reports the property is owned by Paolino Properties, a Providence-based real estate firm. The listing highlights amenities including indoor and outdoor swimming pools, tennis courts, a fitness center, and 208 parking spaces.
