Philip Morris opens $600M ZYN plant in Aurora, weighing phase two

Philip Morris International has opened its $600 million ZYN manufacturing facility in Aurora, a project described as a major expansion of the company’s U.S. nicotine pouch operations.
According to ConnectCRE, the Aurora campus includes a 780,000 square foot building spread across 148 acres, with production, packaging, warehousing, and distribution handled at one location to strengthen the supply chain.
The story says PMI is exploring a phase two that would double the investment, with the current phase’s higher-cost scope described as including land acquisition, facility construction, advanced manufacturing equipment, infrastructure development, and future production capabilities.
ConnectCRE also notes that the facility was built after ZYN product shortages hit the country in 2024, and that construction was expected to create nearly 5,000 construction-related jobs, while full operations are expected to generate $550 million in annual economic impact and support 1,000 indirect jobs.
