AI adoption could shrink DFW office footprints while boosting amenity upgrades

Dallas-Fort Worth’s office market could see smaller leased footprints as AI reduces process work, while tenants shift toward multitenant buildings and pay more per square foot for upgraded space.

Dallas-Fort Worth’s growing role as a financial hub has supported a flight-to-quality trend, but Bisnow reports that rising artificial intelligence adoption is also driving office space changes. Companies are upgrading offices and adjusting how much space they need as they compete for talent across the metro.

Bisnow reports that AI may reduce back office or process-oriented functions, which industry leaders say can make smaller footprints more viable. That shift, in turn, can free up resources for companies to invest in more highly amenitized spaces to attract and retain workers.

According to Bisnow, Bradford Commercial Real Estate is focusing on multitenant buildings rather than large floor plates as office square footage shrinks. Bradford senior vice president and managing partner Richmond Collinsworth said technology will continue to drive footprints down and that front office operations are where firms will want to focus.

Bisnow also cites Transwestern’s perspective that companies can increase productivity with AI without cutting existing headcount, though hiring plans may change. Transwestern managing director Billy Gannon said increased productivity could lead employers to pay more per square foot for smaller spaces designed to support innovation and connection, referencing a CBRE report from February on AI’s impact on offices.
