The leased space totals 136,612 square feet in a Class A building that also includes 13,275 square feet of high-end office space.

CBRE has completed a full-building industrial lease covering 136,612 square feet at Irvine Commerce Center, a Class A industrial property in Irvine. The building is located at 18582 Teller Ave., and the tenant was not disclosed.

ConnectCRE said EVPs Ross Bourne and Ross Fippinger, along with senior associate Joe Czech, represented the owner, an Ares Real Estate fund. Marq Logistics, which represents Ares’ vertically integrated global logistics real estate platform, developed and manages the property.

The Irvine Commerce Center includes 13,275 square feet of upgraded office space, with modern industrial features intended for distribution and light manufacturing uses. The property sits along Jamboree Road in Irvine’s Airport Area submarket, providing immediate access to Interstate 405 and proximity to Newport Beach.

Bourne said sustained demand for high-quality industrial space across Orange County continues, and he characterized the lease as a sign of resiliency in the Airport Area industrial market. According to the outlet, the surrounding Irvine Business Complex offers walkable amenities.
