JLL begins marketing 100,000-square-foot Bronx high-bay warehouse

The project, developed by the Sterling Organization, is slated for delivery in the third quarter of 2026 and is designed to support companies focused on faster delivery windows and larger vehicle fleets.

ConnectCRE reports that JLL has started marketing 307 Bruckner, a newly developed industrial property in the Bronx.

The development spans 100,000 square feet and combines a high-bay warehouse with covered fleet parking, with delivery scheduled for the third quarter of 2026. The leasing team is led by JLL vice chairman Leslie Lanne, along with SVPs Jeremy Liebler and James Ferrigno and senior managing director Seth Geldzahler.

In remarks carried by ConnectCRE, Lanne said occupiers serving New York are becoming more sophisticated about supply-chain needs, and that they want facilities that shorten delivery windows while accommodating growing vehicle fleets and improving operating efficiency.

307 Bruckner is located less than a mile from the RFK, Willis Avenue, and Third Avenue bridges, with immediate access to both the Bruckner and Major Deegan expressways, according to ConnectCRE. The location provides rapid connectivity to a population of more than 16 million across Manhattan, Queens, Brooklyn, northern New Jersey, and Westchester.
