Ventas buys Clearwater at Riverpark senior living for $56.54M

The 136-unit community in Oxnard, California closed July 15 for more than $415,700 per unit, with construction completed in 2018.

Ventas acquired Clearwater at Riverpark, a senior living community in Ventura County, California, paying $56.54 million for the property, according to records cited by Commercial Observer via PropertyShark.

The deal closed July 15, according to the report, valuing the 136 units at more than $415,700 per unit. The community totals 153,297 square feet on 3.8 acres in Oxnard’s Riverpark master-planned community, and residences average 809 square feet.

Amenities at the property include multiple dining venues, a swimming pool, a fitness center, a theater, and a salon and spa, while Clearwater Living operates the community. Commercial Observer also notes the property was built in 2018 at 750 Clyde River Place.

JLL Capital Markets represented the seller, Chicago-based Harrison Street Asset Management, and led the brokerage team with Aaron Rosenzweig and Dan Baker. The transaction reflects continued institutional demand for newer senior housing properties in markets with limited development opportunities, according to JLL, and Ventas is a senior housing-focused REIT on the S&P 500.
