Core Spaces breaks ground on 1,656-bed Hub Athens student housing

The project near the University of Georgia is backed by financing from Affinius Capital and is slated for delivery in 2028.

Core Spaces has closed financing and started construction on Hub Athens Dougherty, a new purpose-built student housing community near the University of Georgia.

The development will deliver 1,656 beds across 536 units in a mid-rise project, with a mix of studio through five-bedroom floor plans and amenities designed for student living. Hub Athens will include more than 27,000 square feet of interior amenity space and 20,000 square feet of exterior amenities, including study lounges, group study rooms, fitness and wellness areas, and a resort-style rooftop pool.

The project will also feature 16,000 square feet of retail space. Construction is led by a joint venture between Core Spaces and Juneau Construction Company, with development and design partners including Mallory & Evans, JNS Realty, and Northworks Architects.

ConnectCRE said Affinius Capital provided the financing, arranged by TSB Capital Partners, and the community is set to open in 2028.
