Ryan Cos. gets permit for Grant Plaza mixed-use redevelopment in Austin
The planned project is a six-story, 262,000 SF building, with more than 230 residential units and about 9,000 SF of ground-floor restaurant space.
Ryan Cos. secured a building permit for its Grant Plaza redevelopment in downtown Austin, a step forward for a planned mixed-use project on the block between Fifth and Sixth streets, according to Bisnow.
Bisnow reports the permit was obtained on July 1 for a six-story building totaling 262,000 SF that would include multifamily units, more than 230 residential units, 13,000 SF of amenity and leasing space, and over 9,000 SF of restaurant space on the ground floor.
The developer is awaiting approval for a demolition permit, with construction expected to begin later this year, Bisnow reports. The redevelopment would replace three existing commercial buildings, and the site plan was approved in June 2025.
Bisnow also notes that while Ryan Cos. leads the Grant Building development, Stream Realty Partners will redevelop East Sixth Street's bar strip into a more family friendly area. Bisnow cites CRE Daily and RealPage Analytics saying Austin's multifamily supply pressures are easing, with multifamily rents rising 1.3% in the second quarter, the first increase since fall 2022.
