Cousins sells One Eleven Congress office tower in Austin for $208M
The 30-story, 503,344-square-foot property was 84% leased as of June 2025, and the buyer plans to modernize common areas and potentially add a tenant lounge.
Cousins Properties Inc. has sold its One Eleven Congress office building in downtown Austin to Canyon Creek Real Estate for $208 million, according to ConnectCRE.
The transaction was brokered by Eastdil Secured. ConnectCRE said suggested improvement plans could include modernizing common areas and possibly adding a tenant lounge.
The 30-story tower, built in 1987, spans 503,344 square feet and is part of Austin’s Central Business District older office stock. ConnectCRE also noted that as of June 2025 the building was 84% leased.
ConnectCRE added that One Eleven Congress is Canyon Creek’s first Austin property and described Canyon Creek as a Fort Worth-based firm formed in 2025.
