OpenAI leases Dublin’s Tropical Fruit Warehouse for its European HQ
The company will take 88,000 SF and expects to add 250 roles in Ireland over the next two years, with a move to the IPUT property planned late this year.
OpenAI has selected the Tropical Fruit Warehouse in Dublin as its European headquarters, leasing 88,000 square feet to support its expanding workforce, according to Bisnow.
The AI company, which has about 100 employees in Dublin today, plans to create 250 new roles in Ireland over the next two years and will relocate to the IPUT Real Estate facility late this year.
OpenAI’s decision to locate its EU headquarters in Ireland dates to 2023, when it initially took space earmarked for TikTok before TikTok exited its lease in late 2024. Bisnow also notes that OpenAI’s move follows similar momentum from other AI firms in Dublin.
Bisnow cited JLL research showing Dublin office vacancy has fallen for five straight quarters, reaching 12.2% overall and 9.8% in Dublin 2, with prime vacancy at 5.2%. It said prime rents are around €65 per square foot and could rise to €70, or even €80, over the next six to 12 months as the office pipeline remains low.
