Apollo affiliate Bridge buys 270-unit Manassas gated community for $85M
The deal includes buyer financing via a five-year, fixed-rate loan with a 70% loan-to-value ratio, and follows Bridge's earlier Northern Virginia acquisitions.
Bridge Investment Group, the private equity affiliate of Apollo Global Management, has purchased the 270-unit Masons Keepe Complex, a 17-building gated community at 9000 Landings Drive in Manassas, according to Bisnow.
Berkadia represented the seller and secured the buyer financing. Pomeroy Cos. sold the property for $85 million, and Berkadia arranged a five-year, fixed-rate loan with a 70% loan-to-value ratio on behalf of the buyer.
In a release, Berkadia Senior Managing Director Brian Crivella said the Manassas market continues to attract institutional interest, citing the city's affordability versus the broader D.C. area. He also highlighted the community's sizable floorplans, strong occupancy, and potential for additional value through interior renovations.
The report also notes that Columbia Property Trust signed 72,000 square feet of new and renewed leases at its 1800 M St. NW office building in Washington, D.C., during the second quarter, including a 4,000 square foot Sorn Thai restaurant slated to open in February 2027. Separate from the Manassas sale, Garfield Investments and Broad Creek Capital acquired a 182,000 square foot office building next to Farragut Square for $26.2 million.
