Stotan to build 345,286-square-foot Houston warehouse on 20-acre site

The off-market purchase at 711 Rankin Road will replace a 40,000-square-foot building, with construction set to start in Q3 2026.

Stotan Industrial has acquired an approximately 20-acre property at 711 Rankin Road in Houston through an off-market transaction, and plans to develop Stotan Crossings 45, a Class A industrial facility totaling 345,286 square feet, according to ConnectCRE.

The project, located in Houston’s North submarket, is expected to provide connectivity to major routes including Interstate 45, Hardy Toll Road, Beltway 8, and George Bush Intercontinental Airport. Stotan Crossings 45 will replace an existing 40,000-square-foot building and is designed as a modern cross-dock warehouse.

The development will include 68 dock positions, 47 trailer parking spaces, and 217 automobile parking spaces, with the site intended to serve logistics, distribution, and manufacturing users.

Construction is expected to begin in the third quarter of 2026, and CBRE executives Greg Holmes, Jason Dillee, and Savannah Smith will oversee leasing, with ARCO Design/Build listed as the general contractor.
