Northern New Jersey sells 36 Pine St industrial facility with heavy power

The 53,252-square-foot building includes a 2,500 amp, 440-volt electrical system and multiple loading doors suited for manufacturing and specialized logistics.

ConnectCRE reports that Resource Realty of Northern New Jersey arranged the sale of a standalone industrial facility at 36 Pine St in Rockaway, New Jersey, with principals Greg Sabato and Scott Peck brokering the deal for Commerce Park Investors.

The transaction covers 53,252 square feet of industrial space designed for intensive manufacturing, assembly, or specialized logistics.

The property is described as heavy-power capable, featuring a 2,500 amp, 440-volt electrical system intended to support heavy production loads, along with two tailboard exterior dock doors and one drive-in bay.

ConnectCRE said Sabato highlighted the combination of large-scale electrical capacity and dedicated loading as increasingly rare in the northern New Jersey market, underscoring demand for sites that can handle a range of manufacturing and technical requirements right away.
