960K-SF speculative industrial project breaks ground in Columbus

Trident Capital Group and O'Connor Capital Partners announced the closing of a joint venture with Clarion Partners for the next phase of the Rickenbacker Industrial Center in Columbus, Ohio, a 959,579-square-foot speculative industrial project.
The development team said construction has now broken ground, with delivery targeted for the first quarter of 2027. The building will be marketed for lease by JLL, with Dan Wendorf, Brian Marsh, and Joseph Davis involved.
Located at 1669 Rohr Road on 57.30 acres, the project is designed with 40-foot clear heights, 104 dock doors, 238 trailer parking stalls, and 336 car parking spaces.
ConnectCRE reports the site sits within a designated Qualified Opportunity Zone and includes a 15-year, 75% property tax abatement, with the location in the broader Rickenbacker industrial corridor that supports distribution and logistics operations for companies including Amazon, PepsiCo, Whirlpool, Coca-Cola, and Cardinal Health.
