Foundation Alloy leases 36,055 sq ft in Woburn for manufacturing HQ

The advanced metals company is relocating from MIT’s The Engine to 45 Industrial Pkwy, expanding manufacturing, lab, and research capacity for its next phase of growth.

ConnectCRE reports that advanced metals company Foundation Alloy has selected 45 Industrial Pkwy. in Woburn, Massachusetts, for its first dedicated manufacturing headquarters.

The company is relocating from MIT’s The Engine and has leased approximately 36,055 square feet to support manufacturing plus laboratory and research infrastructure as it scales production.

The transaction was arranged by Cushman & Wakefield, with Kevin McNamara, Ross Gaudet, and Michael O’Leary representing Foundation Alloy, while JLL’s Chelsea Andre, Rachel Marks, and Chris Decembrele represented the landlord, Camber Development and Wheelock Street Capital.

Cushman & Wakefield’s Kevin McNamara said the lease addresses a key growth challenge, as companies move from R&D into commercial-scale manufacturing and need facilities with the right mix of power, infrastructure, and flexibility.
