ConnectCRE reports that Marcus Partners has acquired 6 Industrial Way in Salem, New Hampshire, buying a 155,000-square-foot warehouse and distribution asset.

The transaction was sourced off-market in a supply-constrained Southern New Hampshire market, and the firm described the purchase as part of its Greater Boston industrial expansion tied to logistics and manufacturing demand.

The property, built in 2023, is 0.8 miles from I-93 and about six minutes from the Massachusetts border, with class-A specifications including 40-foot clear height, 3,000 amps of power, ESFR sprinklers, and up to 28 dock-high doors.

ConnectCRE also notes that the site is partially leased to a defense contractor headquartered in Southern New Hampshire, and the remaining vacancies will be marketed by CBRE.
