Tishman Speyer markets 6 Grand Central for about $450 million
The 770,386-square-foot Class A tower at Third Avenue and East 42nd Street is connected directly to Grand Central Terminal, and it was last renovated in 2022.
Tishman Speyer has begun marketing its 6 Grand Central office tower for sale with an asking price of roughly $450 million, Commercial Observer reported, citing sources.
The property totals 770,386 square feet and is located at the corner of Third Avenue and East 42nd Street in the Grand Central submarket. The building, one of only four postwar offices with direct access to Grand Central Terminal via the Chrysler Building, was previously known as 666 Third Avenue.
The firm bought the property in 1998, completed a renovation in 2022, and rebranded it as 6 Grand Central in 2024. Commercial Observer also noted that VanEck signed a 10-year renewal for 53,333 square feet covering the ninth floor and part of the eighth floor.
Tenants include the Consulate General of the Netherlands, law firm Mintz Levin, and health care logistics provider Strata Critical, while Studio Grand Central occupies the sixth floor with coworking spaces, private offices, and meeting rooms. Commercial Observer said Tishman earlier this year sold CitySpire, a 70-story office and condo tower on West 56th Street, to DelShah Capital for $135.7 million.
