Comcast Advertising leases 140,000 sq ft at 1540 Broadway

The advertising sales and technology unit is relocating from 55 West 46th Street as 1540 Broadway ramps up leasing, including recent deals with Metalmark Capital and Alight.

Comcast Advertising, the advertising sales and technology division of Comcast, has signed a 140,000-square-foot lease at 1540 Broadway in Midtown Manhattan, moving from its previous space at 55 West 46th Street, according to Commercial Observer.

The building is owned by GFP Real Estate and BDT & MSD Partners, and the landlords said the transaction represents a relocation. While the asking rent and lease term were not disclosed, the report cited CBRE data showing the average Midtown office asking rent at the end of the second quarter of 2026 was $86.18 per square foot.

GFP Development CEO Brian Steinwurtzel said the company expects the remaining space to be substantially leased by year end, adding that the decision reflects a broader market trend toward high-quality office environments. GFP also said it oversaw a $150 million repositioning of the property.

The report also noted other recent leasing activity at the property on West 45th Street between Avenue of the Americas and Broadway, including Metalmark Capital taking 9,314 square feet and Alight taking 3,123 square feet, both in relocations from other Midtown addresses.
