Beacon Partners sells Charlotte mixed-use office asset for $91.8M
The Station at LoSo totals nearly 200,000 square feet across two five-story buildings and is 90% leased, with Phase 2 residential space expected to start this year.
Beacon Partners has sold The Station at LoSo, a Class-A mixed-use office development in Charlotte’s Lower South End, for $91.8 million to Corebridge Real Estate Investors and Crestlight Capital, according to a release cited by Bisnow. The property includes two five-story office buildings on 2.2 acres at 3700 and 3600 South Blvd, with nearly 200,000 square feet of space and ground-floor retail, a fitness center, bike storage, and outdoor terraces. Phase 2 is expected to begin this year and is slated to add residential space plus amenitized outdoor features such as a dog park and pool. A third phase would add 342 multifamily units and office space to the 15-acre parcel. JLL, which represented the seller, said the location is near a light rail station and surrounded by more than 10,000 existing multifamily units, with over 2,000 additional units planned or under construction in the vicinity. The Station at LoSo is 90% leased by tenants spanning industries including professional services, digital media, sports and entertainment, and construction and engineering, and Beacon Partners will remain the office leasing representative and property manager, the release said. Bisnow also noted that the Charlotte office market maintained momentum in the first half of the year, supported by migration and job growth, with second-quarter new leasing activity reaching about 932,000 square feet.
