Stream Realty Partners buys Houston Center block for 2,053-space garage

The 12-level garage is expected to boost Houston Center’s parking ratio to two spaces per 1,000 SF, with groundbreaking slated for 2027.

Stream Realty Partners and its joint venture partner acquired a Downtown Houston city block to build a 12-level parking garage tied to Houston Center, which the partners say is the city’s largest office complex at 4.2 million square feet, Bisnow reported.

The planned garage will include 2,053 spaces and connect to One Houston Center via a skybridge. Groundbreaking is slated for 2027, and the development will replace a surface parking lot on the block bounded by Walker, Rusk, Caroline and San Jacinto streets.

Bisnow said Stream and its partner took over Houston Center in April 2025 after Brookfield Properties transferred ownership. It also noted AustralianSuper was the lender for Brookfield’s $219 million mezzanine loan on the property, and that Brookfield acquired Houston Center for $875 million in 2018, completing a major renovation in 2023.

The garage is intended to increase Houston Center’s parking ratio to two spaces per 1,000 SF and will feature electric vehicle charging stations, a parking guidance system, security features, enhanced lighting, and wider drive aisle widths, according to Bisnow. Stream partner Kyle Valentine said the Block 95 acquisition represents an investment in the long-term future of Houston Center and Downtown Houston.
