Dallas-Fort Worth industrial leasing hits record 40.3M SF in H1

First-half leasing totaled 40.3M SF, while average asking rents rose 13.0% year over year to $9.19 per SF.

Dallas-Fort Worth’s industrial market reached record territory in the second quarter, led by stronger demand from data center industry activity, according to a Bisnow summary of Cushman & Wakefield’s marketbeat report for the quarter.

Industrial leasing jumped nearly 4% quarter over quarter, lifting first-half industrial leasing to a record 40.3M SF. Over the past 12 months, industrial landlords signed more than 72M SF in new commitments, with nearly a third going to 23 big-box users of 500K SF or more.

Demand was supported by sectors that typically drive the region, including third-party logistics, manufacturing, and e-commerce fulfillment, alongside retail wholesale, with data center-related suppliers, servicers, and manufacturers described as an added boost.

Construction and pricing also moved. The metro’s 29.8M SF construction pipeline was slightly lower than in the prior quarter due to 13.6M SF in deliveries during Q2, and average asking rents rose more than 13% year over year to a new high of $9.19 per SF, outpacing national asking rent growth of less than 3% to $10.32 per SF.
