MDH Partners buys 1M-SF Indiana industrial building

The 1,005,776-square-foot cross-docked asset includes 40-foot clear heights and 108 dock doors, with scope to expand to 216.

MDH Partners has acquired 70 Connect III, a 1,005,776-square-foot industrial building in Greenfield, Indiana, part of the Indianapolis metropolitan area, according to ConnectCRE.

The property was developed by Lauth and delivered on a speculative basis, located in the East industrial submarket along West 350 North.

JLL represented the seller in the transaction, and MDH’s Director of Acquisitions Houston Hawley led the acquisition for the firm. JLL’s Brian Buschuk and Brian Seitz will handle leasing for MDH.

The cross-docked building features 40-foot clear heights, an ESFR sprinkler system, eight-inch slabs, and 108 dock doors that can be expanded to 216, plus four drive-in doors. The site has two points of entry along West 350 North and is less than three miles from Interstate 70, about ten miles from Interstate 465, and roughly 30 miles from Indianapolis International Airport and its FedEx hub.
