River School buys Under Oak estate in Tenleytown for new campus

The 2.27-acre two-lot property at 4220 Nebraska Ave. NW sold for $8.75 million as the school moved ahead after a D.C. Court of Appeals decision.

The River School, a private school based in Washington, D.C., has purchased the Under Oak estate in Tenleytown and plans to build a new campus on the property, according to ConnectCRE.

The two-lot estate covers 2.27 acres at 4220 Nebraska Ave. NW, about a block south of American University’s Tenleytown campus, and it sold for $8.75 million, the outlet reported.

ConnectCRE said the property had been under contract with The River School for six years, and the school closed after the D.C. Court of Appeals dismissed a challenge to its plans filed by the Tenleytown Preservation Association.

The estate previously belonged to Ruth Hale Buchanan, and the Buchanan estate was represented by Sassy Jacobs and Ben Roth of Washington Fine Properties, while JM Zell Partners represented The River School during the entitlement and sale processes.
