Xebec secures $70.4M for three-building industrial project near Savannah
The Black Creek Commerce Center project totals 687,890 square feet and is slated for delivery in the third quarter of 2027, with a right of first refusal for a Phase II parcel extending through April 2027.
Xebec has closed financing for Black Creek Commerce Center, a three-building Class A industrial development in Black Creek, Georgia, near Savannah, according to ConnectCRE.
The developer secured $30.49 million in joint-venture equity alongside $39.95 million in construction financing, with JLL securing the construction loan from Seacoast Bank and placing the joint-venture equity with a private investment group.
The 687,890-square-foot project will include buildings of 219,170 square feet, 284,580 square feet, and 184,140 square feet, and will sit with direct access to U.S. Highway 80 for connectivity to Interstate 16 and the broader Atlanta market.
ConnectCRE also said the Xebec holds a right of first refusal on Phase II, an adjacent 77-acre parcel, through April 2027, and that the JLL Capital Markets team representing the developer was led by Bobby Norwood and Mark Sixour, with Britton Burdette, Jim Freeman, Kelsey Bawcombe and Austin Smith.
