Camden Property Trust shares fall after mixed Q2 results

Camden Property Trust reported property revenue of $392.9 million in Q2 2026, down 0.9% year over year, while net income plunged 76.7%.

Camden Property Trust, a Houston-based multifamily REIT, saw its shares slide after Q2 2026 results delivered a mixed picture for investors, according to Yahoo Finance. The company said core FFO was $1.68 per share, down 1.2% from a year earlier but slightly above the midpoint of management guidance at $0.01. Property revenue fell 0.9% to $392.94 million. Net income attributable to common shareholders dropped sharply, falling 76.7% to $18.79 million, a decline the company attributed in part to a prior-year quarter that benefited from a sizable gain on property sales. Analysts are looking to softer forward performance as well, with expectations for full-year 2026 FFO per share to decline 2% to $6.74 on a diluted basis. Despite a recent past pattern of beating consensus in each of the prior four quarters, investors reacted negatively, sending CPT shares down 2.7% after the results announcement.
