Vacancy nudges higher in The Woodlands, rental rates rise
Retail rents in The Woodlands increased by $3.70 per square foot from the third quarter of 2025 to early August, while office monthly leasing rates rose by $1.96 per square foot over the same period.
Vacancy rates in The Woodlands area moved slightly higher in August across retail and industrial sectors, while office saw a slight decrease versus the third quarter of 2025, according to commercial real estate data cited by ConnectCRE from Caldwell Cos.
ConnectCRE said rental rates per square foot for retail units increased between the third quarter of 2025 and early August by $3.70 per square foot. The outlet also reported that office units in the Woodlands experienced a $1.96 per square foot increase in monthly leasing rates over the same period.
Industrial units in the area continued a pattern of slow increases since the third quarter of 2023, ConnectCRE added. The story also pointed to slower industrial new construction, with 14 industrial buildings underway as of Aug. 4 compared with 30 about a year earlier, and retail construction down slightly during the same period.
