BlackStone Communities pitches 143-acre Italian Village in Prosper
The proposed mixed-use plan, called The Marco, would cap residential units at 4,400 and centers on a lagoon with canals over 15 acres.
BlackStone Communities is urging the town of Prosper, Texas, to adopt plans to recreate an Italian Village through a new mixed-use development, ConnectCRE reports.
The Marco would cover about 143 acres on the northeast corner of the Dallas North Tollway and US 380, with a public square, retail, single-family and multifamily housing, a performing arts venue, and a hotel, all organized around a lagoon and canal system.
A key element of the proposal is its lagoon and canals, which span more than 15 acres, designed with plans for boat navigability. Residential units in the development would be capped at 4,400, ConnectCRE adds.
The company also envisions a sizable office, commercial, and entertainment component, including office condos for smaller companies and two larger campus concepts with separate parking for corporate headquarters.
