SparrowHawk buys 20-property, 4.4M sf Midwest logistics portfolio
The acquisition, priced just under $400 million, spans St. Louis, Cincinnati, Cleveland, Columbus, Dayton, and Louisville, with a tenant mix across logistics, distribution, manufacturing, and e-commerce.
SparrowHawk has completed what it calls its largest transaction ever, buying a 20-property industrial portfolio totaling 4.4 million square feet across six Midwest logistics markets, ConnectCRE reported.
The acquisition price was just under $400 million, and the assets are located in St. Louis, Cincinnati, Cleveland, Columbus, Dayton, and Louisville, according to the deal coverage.
ConnectCRE said the portfolio includes tenants operating across logistics, distribution, manufacturing, e-commerce, and pharmaceutical and related industries. EQT was the seller, and JLL’s Industrial Capital Markets group represented both sides in the transaction.
SparrowHawk President and Founder Alfredo Gutierrez said the purchase supports the company’s strategic expansion in the Midwest by bringing industrial occupiers closer to consumer markets driving logistics and e-commerce growth. The outlet also noted that in 2025 SparrowHawk secured about $300 million in growth capital through a joint venture with Almanac Realty Investors.
