Urban Standard Capital backs Edwards River Park with $27M land loan
The planned 440-unit community will be split between 276 rental apartments and 164 for-sale homes, with the first construction phase expected to start within 12 to 18 months after July 2025 entitlement approval.
Aptitude Development has secured $26.5 million in financing to purchase 53 acres in Vail, Colorado, for the Edwards River Park project, a 440-unit residential community split between affordable apartments and for-sale townhouses and condominiums. Commercial Observer reports that the deal is being funded through Urban Standard Capital, with BayBridge Real Estate Capital arranging the transaction.
According to Commercial Observer, the land received entitlement approval from Eagle County commissioners in July 2025. The first phase of construction is expected to begin within 12 to 18 months.
The project’s final mix includes 276 rental apartments, some of which will be price-capped, and 164 for-sale homes that will be marketed as either townhouses or condominiums. Commercial Observer adds that some resident-occupied, deed-restricted entities are planned alongside other units sold at market rates.
Commercial Observer also notes that Eagle County faces a workforce housing gap expected to grow by 58 percent by 2035. Urban Standard Capital’s Jake Simpson said the markets involved are supply constrained and capital intensive, requiring a lending partner that understands entitlement complexity and local demand fundamentals.
