APREA CEO highlights long-term Asia Pacific real estate opportunities

Sigrid Zialcita pointed to emerging markets such as India and parts of Southeast Asia, and said China’s regulatory shifts for REITs could support growth over the long term.

Nareit, during its REITweek: 2026 Investor Conference in New York, hosted Sigrid Zialcita, CEO of the Asia Pacific Real Assets Association (APREA), who discussed long-term investment opportunities across developed and emerging markets in the Asia Pacific region. Zialcita said investors can find a “balanced opportunity set across Asia Pacific,” citing emerging markets including India and parts of Southeast Asia, where she described the growth outlook as still positive. She added that continued urbanization in these markets can support real estate demand. She also highlighted developed markets such as Japan, Australia, and Singapore as core allocations for global investors going forward. At the same time, Zialcita said China remains a significant long-term opportunity, emphasizing the country’s willingness to amend regulations to make them more conducive to the growth of REITs.

According to Zialcita, while China often receives negative publicity, it is too large to ignore given its scale in real estate and infrastructure. The interview also reiterated what REITs are and noted that REITs typically trade on major stock exchanges and are structured to own or finance income-producing real estate.
