Diamond Home leases 7,272 sq ft at 20 West 36th Street for 7 years
The 7-year, seven-month lease relocates Diamond Home from 28 West 36th Street, with move-in planned in the next few months as the space is mid-renovation.
Diamond Home, a household goods importer and distributor, has signed a new office lease in Midtown South at 20 West 36th Street, Commercial Observer reported. The tenant will take the entire fifth floor covering 7,272 square feet under a term of seven years and seven months.
The company is relocating from 28 West 36th Street, and brokers said the building is asking $46 per square foot, according to the landlord. Benchmark Properties principals Joel Kubie and Michael Beyda negotiated for the tenant, while Max Koeppel of Koeppel Rosen, the leasing and management agent for the Rosen family portfolio, represented the landlord in-house.
Commercial Observer also noted that both Diamond Home and Expanscience are mid-renovation for their respective spaces, with move-in dates expected in the next few months. Other tenants at the 12-story building include Unity Building Security, which signed a 3,439-square-foot lease in November 2025, and Publicolor, which renewed 6,850 square feet in June 2025.
Koeppel Rosen and Benchmark Properties have worked together recently, and Kubie said the Diamond Home deal was their second in a short period. Kubie added that the tenant move-in timing is tied to ongoing renovations.
