Jadian Capital buys 53-acre Staten Island industrial storage site for $167M
The fully leased 53-acre property is used by City Asphalt and IAA, and Jadian plans to keep operating it as an industrial outdoor storage facility.
Commercial Observer reports that Jadian Capital has acquired a 53-acre industrial outdoor storage parcel on Staten Island for $167 million, buying the properties at 1900 and 1800 South Avenue on the island’s west shore.
The transaction was reported as coming from Kadima Industrial Partners, which is associated with Dov Hertz, according to broker Cushman & Wakefield.
Broker Kyle Schmidt of C&W said in a LinkedIn post that the deal involved a fully leased site and reflects continued demand for locations with proximity to infrastructure and consumers.
Commercial Observer also reports that Hertz’s DH Property Holdings bought the two Staten Island sites in separate transactions in 2020 and 2021 for a total $79 million, then spent about $10 million on capital projects, and that Jadian will continue operating the site as an IOS facility. The property is fully leased to asphalt mixing plant City Asphalt and auction house IAA, with waterfront dock and train access.
