L3 Capital lands Bylt Basics and Zara retail leases in Williamsburg

Bylt will take 2,085 square feet at 108 North Sixth Street for its first permanent New York City storefront, while Zara plans 22,060 square feet across three floors at 184-192 Bedford Avenue.

L3 Capital is bringing two new retail flagships to Williamsburg, Brooklyn, with Men’s apparel brand Bylt Basics selecting 108 North Sixth Street for its first permanent New York City storefront, Commercial Observer reports.

Fast fashion retailer Zara is also set to open at L3’s nearby development at 184-192 Bedford Avenue, joining current tenant Intuit TurboTax, according to a source familiar with the deals.

The Bylt lease covers 2,085 square feet between Berry Street and Wythe Avenue, while Zara’s new space will total 22,060 square feet across three floors. Spokespeople for Bylt, Zara, and L3 Capital did not immediately respond to requests for comment.

Commercial Observer reports the asking rent for Bylt’s long term lease was not disclosed, and nearby retail rents at 184 Bedford Avenue range from about $550 per square foot on the ground floor to about $150 per square foot on the second floor. L3, a Chicago-based private equity firm, completed the redevelopment of 184-192 Bedford Avenue last year after the prior vacant buildings were demolished in 2022.
