Gillette buys South Boston site for Grooming HQ and innovation center

The nearly $1 billion investment will support a planned 325,000-square-foot R&D campus on the 2.4-acre waterfront site.

Gillette has completed the purchase of Breakthrough Properties’ 232 A Street development site in South Boston, as the company moves ahead with plans for its new Grooming Headquarters and Technical Innovation Center at the location, according to ConnectCRE.

Gillette plans to invest nearly $1 billion in the facility. Breakthrough originally acquired the 2.4-acre site in 2021 for $80 million and later secured approval for a 325,000-square-foot research and development campus, which includes 1.5 acres of enhanced public realm, such as a waterfront park on the Fort Point Channel.

ConnectCRE reports that the sale price was approximately $99,285,703, paid by Gillette for the fully approved site. The transaction was facilitated by Jonathan Varholak of CBRE.

Breakthrough Properties’ EVP and CIO Daniel D’Orazi said the deal highlights continued demand for well-located infill sites in major innovation markets, adding that the project’s execution from acquisition through design and entitlement helped position the waterfront property for its next phase with Gillette.
