Todd Nepola would put $100,000 into income property to build equity

Nepola, a Florida owner of retail and industrial shopping centers, said a $100,000 starting point could be used as a down payment on a duplex or triplex in the $300,000 to $400,000 range.

Florida real estate investor Todd Nepola said that if he had to start over with $100,000, he would invest it directly into income-producing property rather than other approaches, emphasizing commercial and multifamily as the entry points.

In an interview republished by Yahoo Finance, Nepola, who founded Current Capital Group, said the plan would be to use the money as a down payment on a duplex or triplex valued between $300,000 and $400,000, with the owner handling leasing, maintenance, and bookkeeping initially.

After improvements and equity build-up, he suggested the owner could refinance, take cash out, and purchase additional buildings, arguing that real estate is attractive in both cooling and strong markets.
